The property is bordered to the north by the cantonal road and to the south by the embankment of the River Maggia, from which the project takes its name.

The building, a residential block with a trapezoidal floor plan that opens towards the river, consists of three floors of flats and a basement with cellars and technical rooms. The nine flats are all accessible from an external corridor on the north side, served by a staircase and lift. The south side is characterised by large windows on large terraces facing the river, which become the external extension of the living space. From the cellar floor, a staircase leads directly to the bank of the Maggia river.
